Under the supervision of the Director of Purchasing, this position will involve facilitating the process for bidding, awarding, packaging and training for new projects so that we can sell and build efficiently. Will provide support for sales, field personnel and subcontractors for specifically assigned projects.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Assist in preparing invitations to bid to trade partners.
  • Prepares and distributes bid packages to trade partners
  • Creates bid list, analyzes trade partners’ proposals and negotiates contracts.
  • Compiles and analyzes trade partners’ proposals and makes recommendations at bid.
  • Coordinates with Land Development, Design Center, Accounting, Sales, Architecture, Marketing, and  Construction.
  • Assisting in the coordination with drafting consultants in prioritizing redline drawings and other required information.
  • Assisting in the creation and maintenance of project budgets and individual plan budgets.
  • Works with trade partners, sales, and field personnel to resolve issues.
  • Responsible for the Community Books collateral prior to opening communities.
  • Responsible for ensuring accurate data in IHMS (software system) for each community.
  • Ensures consistency with collateral among all communities.
  • Responsible for interdepartmental coordination.
  • Performs miscellaneous job-related duties as assigned.
  • Assists with preparing budgets for individual lot development costs
  • Works on pricing out requests from buyers non-standard options.
  • Works on model designer options requests.
  • Preparing fence wall and paver measurements for budgets

KNOWLEDGE, SKILLS, and ABILITIES

  • Organizing and coordinating skills.
  • Ability to read blueprints.
  • Highly detailed
  • Ability to communicate with others and to assimilate and understand information in a manner consistent with the essential job functions.
  • Skill in the use of personal computers and Microsoft software programs.
  • Ability to work internally and externally with various constituencies to manage all aspects associated with a community construction project.
  • Ability to work effectively in a collaborative environment.
  • Knowledge of all aspects of trade partners’ work.
  • Skills in project planning and project management.

Superintendent

Dorn Homes is looking for a Superintendent with at least 3 years experience.

Complete all facets of construction from permitting to home completion and warranty.

Lead buyer walk-throughs and meetings at Pre-Construction, Frame Walk, Quality Assurance, Pre Closing Orientation, Final Closing Walk, 30-day walk.

Manage the subcontractors to complete any warranty work.

Assist Sales with buyer interaction as needed.

Update schedules daily through the ITK/Mark Systems, and approve work orders daily as work is completed in the field.
