JOB TITLE: Superintendent  

REPORTS TO: General Superintendent 

JOB SCOPE: 

  • Position Status:  Exempt 
  • Direct Reports: Yes- Assistant Superintendents

JOB OVERVIEW: 

Responsible for managing the activities of construction projects, ensuring construction schedules, safety, SWPP, quality standards, and high levels of homeowner satisfaction is maintained throughout the construction process. 

RESPONSIBILITIES & DUTIES: 

  • Maintain a clean and orderly job site. 
  • Ensure adherence to Job Site Rules, Dorn Quality & Safety Program and SWPPP standards. 
  • Ensure that every home under construction and every room is walked daily. 
  • Manage, lead and inspire their community field operations team including Assistant Superintendents and Field Assistants. 
  • Validate schedule progression and adherence. 
  • Update schedules daily through the ITK/Marks system.   
  • Ensure subcontractor work is completed on time and within Dorn Homes workmanship and product quality standards. 
  • Update ITK daily and authorizes payment for materials received and work completed.   
  • Collaborate with subcontractors and vendors throughout construction process to improve quality and efficiency. Build sustainable relationships of trust through open and interactive communication with subcontractors and vendors. Assist in resolving issues/conflicts related to daily construction activities (e.g., vendor contracts...) 
  • Work with Dorn Homes team to share feedback on improving planning activities, including, but not limited to: vendor coaching and performance feedback through schedule and quality recordable like ITK and NHQ checklists, design quality, materials management, budget accuracy, and take-off accuracy 
  • Ensure that all homes are “Dorn Ready” at QC, “Dorn Complete” at QC Follow UP and 100% at BO Walk. The goals are “clean and complete” and “Dorn right the first time”. 
  • Manage the customer experience throughout the construction process. 
  • Interface with sales personnel to manage neighborhood and customer activities and referrals. 
  • Lead milestone activities with customers including by not limited to: Pre-Construction meetings and Pre-Drywall Orientations. 
  • Required to contact homeowners weekly (at a minimum) to give update on the progress of their home, keep them abreast of any important issues and ensure a positive customer experience. 

REQUIRED EDUCATION: 

(Degree, licenses, certifications, etc.) 

  • Minimum of High School Diploma or equivalent 
  • Bachelor’s Degree in Construction or Engineering preferred 
  • Valid Driver’s License because driving is an essential function of this position 
  • Current 10-hour OSHA certification is preferred 

REQUIRED EXPERIENCE: 

(Work related, tools/equipment, software, etc.): 

  • Minimum of 2-4 years construction experience or equivalent 
  • Minimum of 1 year at Assistant Superintendent or equivalent 
  • Ability to manage construction processes in a high production environment 
  • Ability to manage trade performance 
  • Ability to control cost overruns and manage a budget 
  • Strong verbal and written communications 
  • Strong ability to read blueprints 
  • Strong knowledge of municipal permitting and regulations 
  • Strong knowledge of building codes 
  • Strong knowledge of construction-related software (E-Schedule) 
  • Basic computer skills 
  • Demonstrated commitment to customer satisfaction

RESPONSIBILITIES & DUTIES:
  • Conduct buyer orientations, 30 day and 11 month walk-thrus.
  • Address all Customer Care complaints and provide appropriate solutions and alternatives.
  • Promote good relationships with the homeowners and trade partners with the aptitude for being able to work through conflict.
  • Provide good follow up to ensure quick and satisfactory solutions whenever possible.
  • Maintain a calm demeanor in stressful situations.
  • Write and maintain service order requests in the ITK system.
  • Manage and schedule repairs with homeowners and Dorn Homes trade partners.
  • Maintain consistent communication (phone & email) with both homeowners and trade partners.
  • Maintain accurate records.
  • Manage multiple tasks simultaneously.
  • Report weekly regarding status of all open service orders.
  • Meet and exceed homeowner’s expectations in such a way that they will enthusiastically refer Dorn Homes to their friends and family.

JOB TITLE: Forward Planner 

REPORTS TO: Vice President of Land 

JOB SCOPE: 

  • Position Status: Exempt 

JOB OVERVIEW:

This position will work with the VP of Land to meet the Land Department’s goals for developing new communities thru finished lots for our homebuilding operations. The position will be instrumental in the evaluation of properties thru the acquisition and entitlement phases.  Will work alongside our Land Superintendents thru final design and into construction to ensure the follow thru of initial planning intent and adherence to approved budgets.  

RESPONSIBILITIES & DUTIES: 

  • Conduct due diligence on potential acquisition properties
  • Coordinate with agencies and consultants to prepare initial feasibility documents and support VP of Land in evaluating properties, and preparing packages for corporate Land Committee consideration 
  • Participate in regular project specific meetings to track and update the progress of each item in the checklist/schedule and coordinate the timely completion with consultants and outside professional support
  • Engage and coordinate with consultants to design community layout, overall community appearance and amenity features, including entrance/street monuments, signage, community details and specifications, colors, logo, name
  • Identify and present potential risks for new communities, including challenges to implement the schedule, and all other areas of concern including model and signage locations, off-site constraints, visibility and other existing conditions 
  • Coordinate with Sales, Purchasing and VP of Land to identify product or proposed new product by studying competition and market, and reviewing site development plans to ensure proposed product fit
  • Evaluate architectural covenants and zoning requirements and identify costs during due diligence 
  • Review CC&Rs or work with internal and external team to create CC&R’s and ensure they are in line with Community appearance goals and intent  
  • Coordinate submittals to agencies for review of applications for rezoning, annexation, preliminary platting and/or preliminary development plan  

REQUIRED EDUCATION: 

  • Minimum High School Diploma or equivalent required
  • Bachelor's degree (B.A. or B.S.) in Business, Urban Planning, Engineering or related field from a four-year college or university, or equivalent combination of education and experience.  

REQUIRED EXPERIENCE: 

  • Minimum two (2) years of experience in Land at a builder or in planning or design 
  • Must be able to assess and interpret horizontal construction plans 
  • Ability to understand zoning and HOA requirements 
  • Self-starter and able to work independently with some direction 
  • Project management and critical path scheduling experience a plus
  • Strong interpersonal skills, and detail oriented 
  • Computer literacy, including Microsoft Word, Excel, and Outlook
  • Valid Driver's License and auto insurance
  • Ability to communicate effectively and concisely, both verbally and in writing
