Responsible for assisting in the Superintendent in managing the activities of construction projects, ensuring construction schedules, safety, SWPPP, quality standards, and high levels of homeowner satisfaction is maintained throughout the construction process.

RESPONSIBILITIES & DUTIES:

  • Assists in maintaining a clean and orderly job site.
  • Ensures adherence to Job Site Rules, Dorn Quality Program, safety and SWPPP standards.
  • Ensures that every home under construction and every room is walked daily.
  • Manages, leads and inspires their community field operations team including Construction Assistants and Field Assistants.
  • Assists Superintendent in ensuring schedule progression and adherence.
  • The Superintendent is responsible for all homes “cradle to grave” however the Assistant Superintendent actively manages the “back-end” schedule of the home from DRYWALL TEXTURE to COE. 
  • Assists Superintendent in updating schedules daily through the ITK/Marks system.
  • Ensures subcontractor work is completed on time and within Dorn Homes workmanship and product quality standards.
  • Ensures that all homes are “Dorn Ready” at QC, “Dorn Complete” at QC Follow UP and 100% at BO Walk. The goals is “clean and complete” and “Dorn right the first time”.
  • Assists Superintendent in updating ITK daily.
  • Collaborates with subcontractors and vendors throughout construction process to improve quality and efficiency.  Builds sustainable relationships of trust through open and interactive communication with subcontractors and vendors.  Assists in resolving issues/conflicts related to daily construction activities (e.g., vendor contracts...)
  • Works with Superintendent and Dorn Homes team to share feedback on improve planning activities, including, but not limited to:  vendor coaching and performance feedback through schedule and quality recordable like ITK and NHQ checklists, design quality, materials management, budget accuracy, and take-off accuracy
  • Assists in managing the customer experience throughout the construction process.
  • Interfaces with sales personnel to manage neighborhood and customer activities and referrals. 
  • Assists Superintendent with milestone activities with customers including by not limited to: Pre-Construction meetings, Pre-Drywall Orientations, Buyer Orientation Walk, and COE Walk
  • Working with the Superintendent in the “back end”, the Assistant Superintendent is required to contact homeowners weekly (at a minimum) to give update on the progress of their home, keep them abreast of any important issues and insure a positive customer experience.
  • Meet and exceed homeowner’s expectations in such a way that they will enthusiastically refer Dorn Homes to their friends and family.
  • Develop a literacy in building codes, construction and technical language, construction materials, construction schedules and construction methodologies and standards.
  • Coordinates “punch outs” with Construction Assistants and Field Assistants.

REQUIRED EDUCATION:

(Degree, licenses, certifications, etc.)

  • Minimum of High School Diploma or equivalent
  • Bachelor’s Degree in Construction or Engineering preferred
  • Valid Driver’s License because driving is an essential function of this position
  • Current 10-hour OSHA certification is preferred

REQUIRED EXPERIENCE:

(Work related, tools/equipment, software, etc.):

  • Some construction experience or equivalent preferred 
  • Good verbal and written communications 
  • Good leadership skills and the ability to direct other employees
  • Ability to manage subcontractor performance
  • Ability to read blueprints 
  • General knowledge of municipal permitting and regulations
