Dorn Homes is looking for a Director of Purchasing to join the Prescott team. This position is responsible for developing, negotiating, and executing local sourcing agreements for all trade contractors and vendors while supporting the division to ensure cost efficiencies are maximized.

RESPONSIBILITIES & DUTIES:

  • Manage the product development team with outside consultants to ensure plan accuracy for bidding
  • Create bid packages to send out to qualified trades
  • Ensure that trade records, price adjustments, and house budgets are correct and accurate
  • Locate and interview trade partners who can provide material and labor for the demand needs
  • Update scopes of work for each trade discipline
  • Build and maintain trade relationships and develop a pipeline of qualified trade partners
  • Work with trade partners, sales, and field personnel to resolve plan and contract issues
  • Coordinate new community launch times with land development and sales
  • Continual development of material resources for our homes to keep current in market trends
  • Provide and implement process improvements based on current codes or municipal requirements
  • Prepare budgets for individual lot development costs in communities where needed
  • Price out requests from buyers’ non-standard options
  • Manage the model home process and design with interior decorators and our field team
  • Determine the community specifications based on marketing research for specific communities
  • Manage the fee build process and development through bidding, contracting and maintaining house budgets
  • Analyze plans for cost reduction recommendations and research cost of proposed design ideas
  • Facilitate value engineering sessions with trade partners and field team members
  • Train, advise, and assist purchasing, construction and sales team members
  • Review the month end reports for accuracy and use to control pricing changes
  • Interact with the division team members to resolve any purchasing related issues
  • Review monthly cost comparisons for suppliers/trade partners
  • Review product and implement specification changes
  • Negotiate prices with suppliers/trade partners
  • Ensure purchasing department is taking advantage of its volume to increase quality and reduce costs wherever possible
  • Establish and implement new procedures as technology and needs changes
  • Work with division team members to enhance the working relationship between purchasing and the division
  • Ensure division has the best subcontractors in place to meet deadlines and assure budgetary needs are fulfilled
  • Benchmark industry sourcing and supply management best practices
  • Responsible for improving the division and product’s cost per square foot and product’s financial performance
  • Ensure continuity of supply and labor to division communities
  • Oversee architectural and plan review
  • Analyze plans for cost analysis recommendations and value engineering adjustments
  • Identify areas and trends in VPOs to prevent and to reduce costs
  • Participate in division variance meetings, communicating results to the purchasing and construction team for any adjustments needed
  • Perform all other duties as assigned

 

REQUIRED EDUCATION:

  • Bachelor’s degree in Construction Management or Business

 

REQUIRED EXPERIENCE/ABILITIES:

(Work related, tools/equipment, software, etc.):

  • Organizing and coordinating skills
  • Ability to read blueprints
  • Highly detailed
  • Ability to communicate with others and to assimilate and understand information in a manner consistent with the essential job functions
  • Ability to work internally and externally with various constituencies to manage all aspects associated with a community construction project
  • Ability to work effectively in a collaborative environment
  • Knowledge of all aspects of trade partners’ work
  • Skills in project planning and project management
  • Knowledge of project budgeting and fiscal management
  • Ability to learn and utilize tools in IHMS software system
  • Knowledge or understanding of the use of Microsoft, Adobe, and Windows software

Dorn Homes is looking to fill the position of Land Development Project Manager & Safety Director in Prescott. This position is responsible for managing the activities of land development projects, ensuring project schedules, safety, SWPP, quality standards, and high levels of stakeholder satisfaction is maintained throughout the process. Stakeholders include but not limited to Dorn Homes team members, municipalities, agencies, utility companies, development partners, etc.

RESPONSIBILITIES & DUTIES:

  • Hold weekly Planning/Land Development meeting to review projects, identify obstacles and update team members and stakeholders
  • Maintain current project schedules in Smartsheet
  • Responsible for applicable deliverables needed to secure Public Reports
  • Create preliminary budgets for new projects
  • Ensure contractors maintain a clean and orderly job site
  • Ensure adherence to Job Site Rules, Dorn Safety Program and SWPPP standards
  • Validate schedule progression and approves pay applications comparing against budget
  • Review all Change Orders prior to approval with VP of Field Ops/LDV
  • Ensure subcontractor work is completed on time and within Dorn Homes workmanship and product quality standards
  • Collaborate with subcontractors and vendors throughout construction process to improve quality and efficiency; build sustainable relationships of trust through open and interactive communication with subcontractors, consultants and vendors
  • Assist in resolving issues/conflicts related to daily construction activities
  • Work with Dorn Homes team to share feedback to improve planning activities, including, but not limited to: contractor coaching and performance feedback through schedules, design quality, materials management, budget accuracy, and take-off accuracy
  • Interface with sales, warranty and housing superintendents to manage any special projects as assigned
  • Responsible for acting as the interface between Dorn Homes and developers we are purchasing finished lots from
  • Walk lots and approve work before Dorn Homes accepts finished lots from developers
  • Responsible for conveyance process and approvals in existing communities
  • Responsible for leading the Monthly Safety Committee Meeting
  • Ensure all job sites are holding weekly Toolbox talks and maintain records
  • Responsible for distributing the Dorn Safety IIPP Program books and ensure all new hires are properly trained 

REQUIRED EDUCATION:

(Degree, licenses, certifications, etc.)

  • Minimum of High School Diploma or equivalent
  • Bachelor’s Degree in Construction or Engineering preferred
  • Valid Driver’s License because driving is an essential function of this position
  • Current 10-hour OSHA certification is preferred

 REQUIRED EXPERIENCE:

(Work related, tools/equipment, software, etc.):

  • Minimum of 2-4 years construction experience or equivalent
  • Minimum of 1 year at Assistant Superintendent or equivalent
  • Ability to manage construction processes in a high production environment
  • Ability to manage trade performance
  • Ability to control cost overruns and manage a budget
  • Strong verbal and written communications
  • Strong ability to read blueprints
  • Strong knowledge of municipal permitting and regulations
  • Strong knowledge of building codes
  • Strong knowledge of construction-related software (E-Schedule)
  • Basic computer skills
  • Demonstrated commitment to customer satisfaction
